This Week in Luxury Real Estate: From Mediums to Mega-Deals

This week’s market news is a perfect cocktail of curiosity, capital, and cash buyers. Whether you’re ready to buy, sell, or just peek behind the velvet curtain of luxury listings, let’s dig in.

🏡 Wedding Bells and Waterfront Deals

Actor and podcaster Will Arnett just sold his $20.2 million Beverly Hills estate to Carter Reum, a venture capitalist and Paris Hilton’s brother-in-law. The kicker? Reum said a medium helped him choose the home, which will also host his upcoming wedding.

All we’re saying is: If you don’t have a medium, you dont need one. We have the perfect venue for your wedding and it doubles as a legacy asset for generations to follow.

Take a look at this stunner I have listed on Cedar Creek Lake — 25 acres of open waterfront with sweeping sunset views, tennis court included. It’s an ideal private venue for celebrations, relaxing escapes, or just living beautifully. Under $20 million, and arguably more magical than anything a medium could divine.

🎾 Love-40: The Return of an Iconic Dallas Racquet Club

The TBarM Racquet Club, a North Dallas legacy, is getting a glam rebrand. The club plans a major transformation to include luxury amenities and full lifestyle offerings—bringing elite tennis back to the city in serious style.

Even more interesting? The club is now owned by WoodHouse, the hospitality group behind Café Dior, José, Park House, and other high-end ventures. WoodHouse acquired the 13-acre club in 2021 and initially announced a $70 million investment. That number has since climbed to $80 million to reflect upgraded amenities and fully refurbished courts.

Banner House is the social hub of T Bar M, with lounges, a restaurant and sushi bar on the lower level, and additional bars and lounge areas upstairs. There are also beautiful flex spaces for private events. The space will also have a 1,200 square-foot pro shop with apparel and gear for racquet sports and fashion and accessories including jewelry designed by Fallon Bock, whose family owns and operates Bachendorf’s.

There are workspaces in Banner House, but club rules insist that all laptops are stowed and put away at 6 p.m. in the downstairs spaces. Hannah Wood Rice, WoodHouse’s Project Lead, said that the club wants guests to be present, connect with each other and their surroundings and, well, make the social club social.

Want to practice your swing at home? My Cedar Creek Lake estate listing mentioned earlier also has a private tennis court. So yes, you really can live the club life without ever leaving your compound.

🧓 Never Bet Against Boomers

Think millennials are dominating the market? Think again.

Baby Boomers now account for 42% of all homebuyers and a staggering 53% of home sellers, according to the National Association of Realtors. Many are paying all cash, cashing in decades of equity.

Whether you’re looking to sell and downsize (or right-size to your dream lifestyle), the market is in your favor. And if you’re a buyer competing with a wave of cash offers, it pays to have a well-connected agent in your corner.

Looking for the perfect lock-and-leave option? Check out this fabulous 3-bedroom condo I have listed — ideal for empty nesters who want full service, elegance, and peace of mind.

🏛️ Zuckerberg’s Capital Play

Mark Zuckerberg recently bought a $23 million mansion in D.C., just two miles from the White House. Coincidence? Maybe. But considering Meta’s ongoing antitrust case, proximity might be more than just politics.

It’s a reminder that location is always a power move. Whether you’re buying for lifestyle or leverage, real estate is still the smartest long game.

📉 Mortgage Rates Drop on Tariff Fears

Tariff drama has rattled markets and pushed investors toward bonds and mortgage-backed securities, which means: mortgage rates are falling.

  • Rates on 30-year fixed loans have dropped over half a percentage point from January’s highs
  • Forecasts now show a strong likelihood of Fed rate cuts starting in June

If you’ve been waiting for the right time to act, this is your window. Let’s talk about how to take advantage before the next market shift.

💰 Rocket’s Big Bet: Real Estate Edition

Lower mortgage rates are creating more opportunity for lenders, and Rocket Mortgage is seizing the moment. The company has announced plans to acquire real estate brokerage Redfin and loan servicing heavyweight Mr. Cooper—a bold consolidation move.

Some analysts love the idea. Others are raising eyebrows about putting your broker, lender, and loan servicer all under one roof. Either way, it’s a strong signal that we’re in a new era of real estate disruption.

If you prefer bespoke strategy over bundled bets, luxury real estate still thrives on personal expertise.
