4 DFW Suburbs Top Real Estate Market List

DFW: Four North Texas cities have earned top marks as the best residential real estate markets in the country. Wallethub says in a report that McKinney and Frisco earned the top two spots out of 300 cities surveyed. Also on the list are Denton at No. 4, and Allen at No. 6. Austin also made the list at No. 8. Wallethub analyzed various markers in each city, including population growth, unemployment rate, housing affordability, home appreciation, percentage of mortgages upside-down and foreclosure rates. Although the residential real estate market in North Texas retreated somewhat in 2022, its price decrease was less than many other major metro areas and is now on the rebound. Analysts point to the area’s stronger diversified economy and continued corporate relocations and migration. The area continues to be among the nation’s leaders in sales of commercial properties and apartment and industrial construction.

DFW: And city leaders in Frisco have given the go-ahead for several thousand apartments and millions of square feet of mixed-use space near other similar and prime office, retail and entertainment centers. Zarky Development LLC received the approval on its 123 acres at the North Dallas Tollway and Main Street. It could have up to 4,000 apartments or townhomes, plus 3.5 million square feet of office space and an additional 1 million square feet of retail space and up to 1,000 hotel rooms. Plans include high-rise residential towers. The development site is near Grand Park, which includes open space and a walking trail, and, perhaps more important to others, an H-E-B grocery store.

DFW: Maybe it’s not exactly like the Silos in Waco, but the historic Cotton Mill in McKinney could one day be a similar mixed-use development. Plans for the site’s redevelopment include plans for more than 1,100 apartment units in four multi- family buildings, one up to five stories and three others as high as seven stories. There will also be office space and retail and restaurant space plus outdoor areas around the century-old 32-acre site located about a mile from downtown McKinney. The Cotton Mill opened in 1910 and families who worked at the mill lived in small homes near the complex. A community evolved and later included a school, band and baseball team and an activity center. The Cotton Mill’s current occupants include artists, an art gallery, an event hall and office spaces. There are plans to build a restaurant and boutique hotel within the Cotton Mill, which stretches across 170,000 square feet. The first phase of the project is expected to begin early next year.

DFW: Construction is underway in the final phase of homes in the $2 billion luxury residential community in the Lakeside development along Lake Grapevine in Flower Mound. The Mediterranean-style homes in the Lakeside Village development northwest of Dallas will begin at $2 million. Work has begun on 58 homes in the development, 21 of which will be completed next year. They will range from 2,700 to 3,800 square feet. Lakeside Village encompasses approximately 40 acres of the 156-acre mixed-use development. When completed, the Lakeside development will include 2,200 residences and more than 700,000 square feet of office, retail and restaurant space.

MIAMI: NFL legend Frank Gore is aiming to score big on his real estate investment. The former running back wants to double his money on the 10,000-square-foot Miami-area home he bought during the pandemic. He paid $3.2 million for the six-bedroom, five-bath home in Southwest Ranches, Florida, and now is asking nearly $7 million for the property. The home has high ceilings and is crafted with a modern flair. It has a chef’s kitchen with several prep areas and a dining island. There’s a game room that currently holds an air hockey table and 1980s-era video consoles. The home also has a gym, sauna and a media room for catching all Game Day action. Gorgeous, landscaped grounds highlight a large swimming pool. Gore was drafted in 2005 by the San Francisco 49ers and played for 16 years before retiring in 2022. He is third in the NFL in rushing yardage at 16,000 yards. Emmitt Smith of the Dallas Cowboys is first with more than 18,355 career yards.
