This Week in Luxury Real Estate: Exclusive Private Listings
If you’re looking for the best homes in Dallas, you won’t find all of them all on on-line. This week, I had the opportunity to tour more than $45 million in private, off-market listings—the kind of properties that sell quietly to those in the know.
- More than a half dozen homes in the Park Cities (Highland Park & University Park) totaling over $30 million.
- A handful of stunning Preston Hollow estates with a combined value exceeding $10 million.
- A few exclusive Lakewood and East Dallas properties totaling over $5 million.
If you’re looking for something extraordinary, I know where to find it. Let’s talk about your next move—before these homes disappear.
DFW’s Population Boom Continues—And So Does Demand
North Texas remains a top destination for people relocating from around the country. According to the latest U.S. Census Bureau report, DFW’s population grew by 177,922 people from July 2023 to July 2024, bringing the metro’s total to 8.3 million.
- 500 new residents arrive every day—a pace that’s keeping our housing market strong.
- Collin County led the way, adding 46,694 people (now at 1.25 million).
- Tarrant County added 32,793 (now at 2.23 million).
- Dallas County saw slight growth but remains the largest at 2.65 million.
With this momentum, DFW is poised to surpass Chicago as the No. 3 largest metro in the U.S. within the next decade. That kind of growth makes real estate here one of the smartest investments in the country.
Forma Pilates Opens Exclusive Wellness Club in Dallas
Dallas’ luxury wellness scene just got a major upgrade with the opening of Forma Pilates, the exclusive, referral-only studio originally founded in Los Angeles. Located in Oak Lawn near Turtle Creek, this high-end fitness destination is just a short walk from my office—which means I may just have to test out those cold plunges myself.
Forma Pilates is known for its private and semi-private sessions, designed for those who want personalized training in an elevated, spa-like environment. With its referral-only policy, this isn’t your average Pilates class—it’s a boutique experience tailored for those who prioritize precision, form, and luxury in their wellness routine.
As Dallas continues to attract high-end lifestyle brands, it’s exciting to see more exclusive, top-tier services popping up in the area. Whether you’re sculpting your dream home or sculpting your core, Dallas is proving once again that luxury is a lifestyle. ✨💪🏡
Will Arnett Sells His Beverly Hills Mansion—With a Little Help From a Medium!?!
Actor and podcaster Will Arnett (best known for Arrested Development and 30 Rock) just sold his 10,000-square-foot Beverly Hills mansion for $20.2 million—turning a multi-million dollar profit after purchasing it for $16 million in 2021 and investing heavily in renovations.
Who was the buyer? Carter Reum, a venture capitalist (and Paris Hilton’s brother-in-law), who claims he was guided to the home by a medium. The home will serve as the site of his “picture-perfect” summer wedding.
💎 If you don’t have a great medium, don’t worry—I can connect you with some incredible off-market properties (or on-market ones), and we’ll see if one speaks to you!
Rocket Mortgage Acquires Redfin—A Perfect Match or a Risky Bet?
🔍 Why it matters: A mortgage giant teaming up with a discount brokerage sounds like a tech-driven real estate revolution, but is it really? The majority of luxury transactions are cash deals or require sophisticated lending solutions, making this merger unlikely to have much impact on high-end buyers and sellers.
⏳ What’s next: Redfin has a history of taking big swings that don’t always pay off. They entered the market with a plan to disrupt traditional brokerages, only to pivot back to a more conventional model after realizing real estate isn’t something you can fully automate. Will this latest gamble be different? Maybe. But I’d still watch this merger with some side eye. 👀
💎 The best deals happen with a trusted real estate agent—one who understands your needs and has connections to a wide range of lenders, should you choose to finance. We know lenders for almost every situation and can provide introductions and recommendations tailored to your specific goals. You won’t be paired with a random lender offering limited options—because luxury isn’t cut and paste. It requires listening, strategy, and solution-based professionals who know how to get your deal done.
Luxury real estate isn’t just about listings—it’s about access, timing, and knowing where to find the best opportunities. Whether you’re looking for something exclusive, navigating the market shift, or just curious about what’s next, I’ve got you covered.
Thinking about buying or selling? Let’s connect. ✨🏡💎
