Dallas Tops List of Cities with Land To Build On DFW

DFW: Dallas has topped another national list: the most available vacant land for development in the future. Yardi Systems reports that Dallas had more than 90,000 acres spread across 30,000 sites that averaged just under 3 acres. The real estate data research company noted that in the past decade, Dallas has added more than 40 million square feet of new corporate and industrial space. Yardi Systems also pointed out that Texas led all other states in available land for future construction. Fort Worth was not far behind with some 74,000 acres available for development. San Antonio had nearly 49,000 acres; Houston, 46,000 acres; and Austin, 25,000 acres. Yardi found that across the 20 largest cities, more than 516,000 acres of undeveloped land was available for new construction.

DFW: And when it comes to sports, Dallas also is No. 1, even though it’s been a long time since a professional sports team celebrated a title in its sport. Sports Business Journal has ranked Big D as the best city in which to conduct sports business. The magazine looked at 377 markets with at least one sports team or Division I college athletic program, measured quantitative and qualitative data, plus interviews and more and then developed a Top 50 list, then drilled down on even more data. In the end, Dallas (which the magazine said also takes into account Arlington, Frisco and Fort Worth), was the clear winner because of venues, “progressive team owners,” a lower cost of living compared to other cities. To be sure, the Dallas Cowboys are at the top of numerous lists as the most valuable sports franchise.

DFW: Investors were very active in single-family home transactions last year. John Burns Real Estate Consulting, a national research firm, reports that about 30% of single-family homes in North Texas were bought by investors in 2022. They accounted for more than 50,000 of the 169,000 transactions of new and existing homes in DFW. The investors range from individuals who became landlords or flipped the property to large institutional investors that have bought properties over the past decade. Investors continue to be keen on North Texas because of its diversified economy that continues to navigate global challenges
better than other regions of the country.

DFW: The northern Dallas suburb of Anna is getting another top-of-the line apartment community. Like many other northern Dallas suburbs in the past few years, Anna has been on a growth spurt and is projected to grow to 45,000 residents by 2030, doubling its current population. Numerous apartment projects are under development in the area and now there will be one more. The Quinn will be a four-story, 317-unit apartment complex north of FM455 and west of U.S. Highway 75. It will be the first part of the five-acre mixed-use Anna Village development by Ball Development of Colleyville that will include restaurants, retail and office spaces. Preliminary work has started on the apartment community, which will surround a courtyard with a putting green and will also have a so-called lazy river and a Texas-shaped pool. A dog park, lounge areas and a fitness center will be among the amenities

GOTHAM: In the end, David Duchovny just had to move on. The actor who played an FBI agent investigating unsolved paranormal phenomena in the ” Files” and a struggling New York novelist full of problems who moves to the West Coast in “Californication” has sold his real-life New York apartment-at a loss. Duchovny paid about $6 million for a three-bedroom, three-bath unit on the 19th floor of the Ardsley on the Upper West Side. Duchovny, who also is an author, spent several years marketing the co-op apartment, which has a private elevator that opens to a spacious living room; a chef’s kitchen; high ceilings and hardwood floors; and spectacular views of Central Park on three sides. But the actor had a hard time convincing potential buyers that the property was worth the one-time price tag of $7.5 million. No one really knows what spooked the suitors or if they were rejected by the Ardsley’s board, but after two years on and off the market, Duchovny has finally settled for $5.65 million for the apartment. No word if he’s moving to California.
